A leaking roof window after rain, condensation at the frame edge or a mechanism that stiffens with every season – these problems won't fix themselves. Roof windows require specialist knowledge: different seals, different adjustment methods and different hardware than vertical windows. We repair Velux, Fakro and other roof window brands on site.
Why do roof windows leak?
Roof window sealing relies on a system of outer flashing (the kerb frame), a sub-flashing collar and the window's own perimeter seal. Any of these elements can fail independently. The most common causes: cracked or detached outer flashing seal, hardened window perimeter seal, or incorrectly installed sub-flashing that allows water to run behind the frame.
Condensation at the frame edge (not between panes) is usually caused by a thermal bridge in the frame – often fixable by replacing the internal insulation collar and re-sealing the reveal.
Roof window mechanism problems
Roof windows use a centre-pivot or top-hung mechanism with a dedicated handle and locking system. After 10–15 years, the handle mechanism wears, the sash locking pins stick or the gas strut loses pressure. We replace handles, locking mechanisms and struts for Velux GGL/GHL, Fakro FTP, Roto R4/R8 and other systems.

Seal inspection and replacement, outer flashing seal replacement, sub-flashing collar re-sealing, mechanism adjustment or replacement (handle, lock, strut), glass unit replacement where fogged, post-repair leak test. Where possible, we carry out repair from inside the building – no scaffolding needed for most jobs.

Sealing a leaking roof window
Water getting through a roof window is most often caused by damaged perimeter seals or a loose flashing collar. We locate the source of the leak and seal it permanently – not as a temporary fix.
Flashing collar replacement
The flashing collar (sheet metal trim) connects the window frame to the roof covering. A damaged collar is the leading cause of leaks. We replace collars for all standard roof window types.
Opening mechanism repair
Is your roof window hard to open or won't stay in position? We repair damaged tilt mechanisms and hinges – restoring full range of movement and a secure latch.
Perimeter seal replacement
Seals in roof windows are exposed to extreme conditions: UV radiation, frost, and heat. We fit weather-resistant seals that restore a tight closure and acoustic insulation.
Sash compression and alignment adjustment
Incorrect sash compression is a source of draughts and moisture ingress. We adjust hinges and hardware accounting for roof pitch geometry – which differs from vertical windows.
Glazing unit replacement
Condensation or misting between the panes of a roof window means the sealed unit has failed. We replace double-glazed units designed for pitched-roof installation – without replacing the frame or flashing collar.

Water after rain – seal or flashing
If moisture appears only after rainfall, the problem lies in the perimeter seals or the flashing collar. This is a job for a technician – tape or sealant won't cut it.
Condensation on the glass inside – that's not a leak
Condensation on the inner surface of the glass is caused by high indoor humidity combined with low outdoor temperatures. It's not a window defect – improving ventilation solves the problem.
Misting between the panes – replace the unit, not the window
Condensation inside the glazing unit means the unit's seal has failed – not the frame or the flashing. Replacing the glass unit is possible without replacing the entire roof window.
Moisture at the frame edge – act quickly
Water seeping in at the frame edge can damage the roof structure and thermal insulation within just a few seasons. The sooner the window is resealed, the less damage to your roof.
Roof window older than 10 years – time for a seal inspection
Roof window seals degrade faster than those on vertical windows – UV radiation, frost, and summer heat all accelerate ageing. An inspection every 5 years is preventive care without major cost.
