Mist or condensation between the panes that will not wipe away? That is a failed glass unit – we replace it without replacing the frame, in one visit.
A glass unit is a hermetically sealed assembly filled with argon or krypton. When the spacer frame or edge seal fails – gas escapes, moisture enters and settles on the inner pane surfaces. The result: permanent fogging that cannot be wiped away.
We replace just the glass unit – without removing the frame or sash. The technician measures, orders the unit and installs during one or two visits. Price depends on size and glass specification (U-value, safety glass, acoustic glass).

Failed glazing unit seal – the most common cause
Every sealed glazing unit is sealed with flexible mastic at the spacer bar. After 10–15 years the seal degrades, argon or dry air escapes, moisture enters and settles as fog that cannot be wiped away.
Damaged spacer bar
The TGI or aluminium spacer bar separates the panes and contains a desiccant. Impact or incorrect glazing blocks can deform it and break the corner seal. The entire glazing unit must be replaced.
Condensation on the outer pane at low temperatures
Paradoxically, misting on the outside surface in cold weather is a sign of a well-insulating window (low U-value). The outer pane is cold because heat is not passing through. This is not a fault.

Diagnostics and measurement
The technician confirms whether it is a failed glazing unit or external condensation, then measures the pane dimensions and unit thickness for ordering the correct replacement.
Remove the glazing bead
The PVC or aluminium glazing bead is removed without damaging the frame. The old glazing unit is taken out of the sash – the frame stays in place.
Fit the new glazing unit
The new unit (typically 4/16/4 or custom size) is installed on load-bearing packing blocks with fresh mastic at the spacer. The glazing bead is refitted.
Check and guarantee
The technician checks seal integrity and bead compression. The argon-filled unit restores the window's thermal performance. up to 5-year guarantee.
