Sliding doors hard to open – where does it come from?
Sliding terrace or balcony doors requiring force to open or jamming halfway signal a problem with the track or load-bearing rollers. Ignoring it gradually damages the whole system.
HST and sliding patio doors run on steel or nylon rollers moving along an aluminium track. Over time, sand, dirt and rust accumulate in the track. Rollers wear out. Compression seals harden. The result: increasing resistance – and in severe cases, complete blockage.
The technician cleans the track, lubricates sliding parts, adjusts tension and assesses the rollers. If rollers are worn – replaced on-site. Service usually takes 45–90 minutes.
Why is the sliding door hard to move?
Different types of sliding doors, different causes of resistance
Dirty bottom track
Sand, dust and pet hair accumulate in the track groove and act as an abrasive on the running wheels. Regular vacuuming and wiping the track plus silicone lubricant significantly improves movement.
Worn running wheels
HST and PSK door wheels have a limited lifespan. Under a heavy sash (up to 300 kg in HST) wheel bearings wear out. Result: the door requires force or runs unevenly. Wheel replacement restores smooth movement.
Faulty HST lifting mechanism
HST doors lift the sash a few mm when the handle is turned, then slide along the bottom track. When the mechanism is worn, the handle does not lift the sash properly and it rides with full weight on the track. Mechanism or handle replacement solves the problem.

Movement and resistance test
The technician slides the sash with and without force, assessing where and how much resistance there is. Checks the bottom and top track and handle operation.
Track and wheel assessment
Inspection of the track groove (dirt, deformation) and running wheel condition (bearing play, even running). For HST: check of the lifting mechanism.
Clean, lubricate or replace
Track cleaning and silicone lubrication. If wheels are worn – replacement. The technician carries wheels for Roto, Maco and Siegenia systems.
Test and guarantee
Multiple slides with assessment of smoothness and required force. Seal check with door closed. up to 5-year guarantee.
