Coastal conditions can create more demanding conditions for some window components, especially where a building is genuinely exposed to salty air, strong wind and driving rain. An address in Gdańsk, Gdynia or Sopot does not, however, determine how often a particular window needs adjustment, maintenance or repair.
The most important factors are the building's actual exposure and the condition of the window itself. Two homes in the same district can experience very different window conditions depending on height, façade orientation, surrounding shelter and proximity to open water.
Salty air and hardware corrosion
Salty air and marine aerosol can increase the corrosion load on metal hardware components. That does not mean every coastal window will corrode at the same rate. The component material, protective coating, system design and how exposed the window actually is all matter.
Visible corrosion is a reason to assess the component, but its presence alone does not determine whether maintenance, repair or replacement is required. What to do next depends on where the corrosion is located, how extensive it is and whether it affects the component's operation.
Wind and driving rain
Strong wind can increase exposure to driving rain — rain carried against the window by the wind. Existing leaks, drainage problems or issues at the installation joint may become more noticeable during severe weather. This does not automatically mean that sash compression should be increased; the actual path of water or air should be identified first.
Moisture does not automatically mean the window is faulty
Damp or condensation around a window is not always caused by air or water leakage through the window itself. Surface temperature, moisture generated indoors, ventilation, the installation joint and other building-related factors can also contribute. The symptom should therefore be assessed in context rather than attributed to the coastal climate alone.

Which window components are worth checking in coastal conditions?
Hardware
Check accessible hardware for visible corrosion, damage or unusual play, and note whether the handle and sash operate without sticking. If a problem appears, the specific component and hardware system should be assessed rather than assuming in advance that adjustment or replacement is required.
Drainage openings and channels
Drainage openings and channels should remain clear. Dirt and debris can interfere with proper water drainage, so visible blockages should be removed without sealing or modifying the drainage openings.
Gaskets
Look for visible cracks, missing sections, areas that have come out of the groove or permanent deformation. Gasket hardness judged by touch is not enough to decide on replacement. What matters is the gasket's actual condition, seating and performance in that particular window.
The frame-to-wall joint
The frame-to-wall joint is worth checking when the problem appears around the frame, for example during strong wind or rain. Coastal location alone should not be treated as proof that this joint deteriorates faster. The repair scope depends on the installation method and the actual leakage path.
What maintenance can you safely do yourself?
Clean frames and accessible surfaces regularly
Frames and accessible surfaces should be cleaned using methods suitable for the material and recommended by the manufacturer. The aim is to remove dirt and deposits without damaging surfaces, gaskets or protective coatings.
Keep drainage clear
If drainage openings or channels are dirty, visible debris can be removed without sealing or modifying them. Clear drainage allows the window to manage water as intended by its design.
Maintain hardware according to the manufacturer's instructions
Some hardware systems specify periodic cleaning, inspection and lubrication at designated points. Use products suitable for the particular system and follow the manufacturer's maintenance schedule or instructions rather than applying one universal coastal maintenance schedule to every window.
What should you not do just because the window is near the sea?
Do not automatically increase sash compression
High wind exposure does not automatically mean that a window needs greater compression. Adjustment only makes sense when diagnosis shows an alignment or hardware-setting issue and the specific system provides an appropriate adjustment.
Do not replace gaskets based on touch alone
Gaskets should be assessed by their actual condition, seating and function. Simply judging whether a gasket feels soft or hard does not reliably show whether it needs replacement.
Do not schedule service by the calendar alone

How should maintenance frequency be matched to exposure?
With greater exposure to salty air, wind and rain, it is worth paying closer attention to the condition of the hardware, drainage and any visible symptoms. That does not automatically mean more frequent adjustment, gasket replacement or other repair work.
More frequent inspection is not the same as more frequent repair. If the window operates correctly and there are no symptoms requiring intervention, there is no reason to carry out repairs simply because the building is near the sea.
How can you track a window exposed to coastal conditions over time?
Instead of assuming that coastal windows automatically need more frequent servicing, compare the condition of the same window over time. During cleaning, note any new marks on accessible metal components, how quickly deposits return, whether drainage remains clear, and whether new symptoms appear after periods of strong wind and rain.
This kind of observation helps distinguish normal environmental exposure from a change that needs diagnosis.
