Wooden Window Repair – When to Fix, When to Replace
A wooden window that won't close in summer and lets in cold air in winter is not automatically a write-off. Most of these problems can be solved without replacing the joinery.

A wooden window that won't close in summer and lets cold in during winter is not automatically a write-off. Most of these problems can be solved without replacing the frame. The key is identifying the correct cause — the same symptom of a sash that won't close fully can stem from wood swelling, hinge failure, a faulty lock mechanism, or a warped frame, and each requires a different fix.
Why Wooden Windows Swell in Summer
Wood is hygroscopic — it absorbs moisture from the air and releases it when conditions dry out. In summer, particularly after rain, frames swell; in winter with central heating, they shrink. This seasonal movement is natural and unavoidable. Its scale depends heavily on the condition of the paint or lacquer coating: an intact, flexible finish slows moisture uptake and distributes it evenly. Damaged or missing paint — chips, cracks, bare patches — allows moisture to enter quickly and unevenly, causing localised swelling and sash distortion.
Swelling vs. Hardware Problems – How to Tell the Difference
If the window stopped closing suddenly after several days of rain or humid weather, swelling is almost certainly the cause. If the problem developed gradually over months regardless of weather, suspect hinges or the locking mechanism. If the sash only fails to close at one corner with an uneven gap, the sash has dropped on its hinges. If the handle moves stiffly or won't turn fully, the lock or multi-point mechanism is at fault — not the wood.
The Role of Paint in Wooden Window Longevity
Paint and lacquer on wooden windows are not cosmetic — they are the primary moisture barrier. Windows with intact coatings can last many decades; windows with even small paint defects start deteriorating within one or two seasons. Paint for window joinery must be flexible (wood moves seasonally), vapour-permeable, and UV-resistant. Standard latex or alkyd paints not rated for joinery crack quickly and paradoxically accelerate wood decay more than bare wood would.
Checking for Rot
Rot is the most serious problem in wooden windows and the only one that may justify full replacement. Test suspected areas — especially corners, the bottom rail, and anywhere paint is damaged — by pressing a sharp tool firmly into the wood. Sound wood resists; rotten wood yields like wet cardboard. Limited rot, a few square centimetres, can be cut out and filled with epoxy wood filler, which accepts paint well and resists moisture. Extensive rot in frame corners or the bottom sill profile may make repair uneconomical. Our wooden window repair service includes an on-site assessment to determine whether restoration makes sense.
Hinges, Seals and Hardware
Loose hinges in wooden windows usually just need larger screws or a wooden dowel with glue to reinforce the hole — hinge replacement is only necessary if the hinge itself is bent or broken. When servicing hinges, also check locking points: seasonal wood movement can cause multi-point lock bolts to miss their keeps on the frame. This is another cause of hard closing that has nothing to do with swelling.
EPDM seals in wooden windows harden over time and lose their sealing ability. Replacing window seals is straightforward but requires matching the correct seal profile — too thin and it won't seal, too thick and it overloads the hinges. For a complete assessment of your wooden windows, our window service and maintenance team can evaluate all components and advise on the most cost-effective course of action.
