A perimeter seal replacement is a short, in-place job; a flashing repair means several hours of work on the roof. Getting the diagnosis wrong leads either to overpaying for unnecessary work or to the problem returning after the next heavy rain.
Leak: Seal or Flashing?
The perimeter seal (EPDM rubber in the sash groove) seals the sash-to-frame joint. When it fails, moisture appears on the inner frame itself — at the sides or along the bottom sill — even during moderate rain, especially when wind drives rain across the roof plane. The flashing collar seals the frame into the roof covering. When it fails, moisture appears on the ceiling or wall surrounding the window, not on the frame, and typically only during heavier rain. Moisture from a flashing failure may appear with a delay of several hours as it saturates the insulation layer under the roof covering. Both can fail simultaneously in older windows. Hard to Open – Hardware or Frame?
If resistance starts around 20–30 degrees of opening and increases beyond that, the balance spring has likely weakened — the spring compensates for the sash weight and is a consumable part specific to roof windows. If resistance is uneven or the sash jams at a particular angle, suspect frame geometry: settlement or structural roof movement can change the frame shape. Spring replacement is done from inside; frame issues require roof access for assessment.
Broken Handle – Velux, Fakro, Roto Replacement
Roof window handles integrate the locking or release mechanism, so a failed handle can mean the window cannot be opened or secured. Handles are brand-specific and generation-specific — Velux, Fakro, and Roto handles are not interchangeable, and handle designs change across product generations. Replacement by a technician familiar with the specific model takes 20–40 minutes from inside, without sash removal or roof access. We stock parts for all major brands.
Fogged Glass and Other Common Issues
Condensation between panes in roof windows is the same phenomenon as in vertical windows — a failed sealed unit — but it occurs faster due to greater UV exposure and higher daily temperature swings. Glass unit replacement solves the problem without replacing the whole window. For roof windows, we recommend laminated glass in the replacement unit for safety. Electric actuator faults — motor failure, rain sensor malfunction, control unit issues — are diagnosed separately; most actuator components are replaceable independently of the window frame.
Seasonal tip: before autumn and winter, confirm the roof window closes and locks fully. Water ingress during heavy rain causes damage far more expensive than a preventive service check.
