Condensation or fogging between window panes is one of the most common problems homeowners face with double or triple glazing. While it may look like a minor cosmetic issue, it signals that the sealed glass unit has failed and needs professional attention.
Why Does Condensation Appear Between Panes?
Modern double and triple glazed windows contain a sealed unit – multiple glass panes bonded with a spacer bar and sealed around the perimeter. The space between panes is filled with dry air or an insulating gas such as argon. When the perimeter seal degrades – due to age, thermal expansion and contraction, or frame damage – moist air infiltrates the cavity. As temperatures drop, this moisture condenses on the inner glass surfaces, creating the characteristic fog or water droplets.
Importantly, condensation between panes does not disappear on its own. Once the seal fails, it cannot self-repair. The fogging may temporarily clear on hot, dry days but will always return. Over time, insulation performance drops significantly and heating bills rise.
Glass Unit Replacement – What It Involves
In the vast majority of cases, you do not need to replace the entire window – only the glass unit. A technician removes the window sash, extracts the failed unit from the frame profile, and installs a new sealed unit with fresh sealing. The frame remains in place. The process typically takes 60 to 120 minutes per window.
A new glass unit can actually improve on the original specification – you can choose low-emissivity coating, triple glazing with argon fill, or solar control glass. Replacement costs from 180 PLN for a standard PVC window unit.
Glass Unit Replacement vs. Full Window Replacement
If the frame is in good structural condition – no cracks, deformation, or significant rot – replacing only the glass unit is far more cost-effective. A new window starts from 600 PLN and involves full frame removal, plastering, and windowsill work. Glass unit replacement avoids all of that disruption.
Consider full window replacement only when the frame is severely deteriorated or when upgrading to a fundamentally different specification.
