Windows account for 25–40% of all heat loss in a typical Polish flat. That's more than external walls, because glass and frames have a far higher thermal transmittance than well-insulated walls. But there's a crucial difference between heat loss that's inherent to the materials and heat loss caused by poor sealing – and the second type can be fixed quickly and cheaply.
How Much Heat Does a Draughty Window Lose? Actual Numbers
A healthy, correctly adjusted PVC window with double glazing and low-e coating has a U-value of around 1.1–1.3 W/(m²·K). A window with a worn seal or low hardware compression behaves like single glazing: transmitting heat at 5–6 W/(m²·K). For a 1.5 m² window with -10°C outside (30°C temperature difference), this translates to an extra 175–220 W of heat loss – over 600 kWh per heating season. At 0.80 PLN/kWh, that's 480 PLN extra per window per year.
Four Sources of Window Heat Loss
1. Worn EPDM seal: The perimeter seal hardens after 8–15 years and stops filling the sash-to-frame gap. Cold air circulates freely in the gap. Fix: seal replacement from 30 PLN. 2. Hardware compression too low: Eccentric hardware cams set to low compression leave a micro-gap between rubber and frame. Fix: compression adjustment from 50 PLN. 3. Failed installation silicone: Cracked or delaminated silicone along the frame-to-wall joint. Fix: installation resealing from 60 PLN. 4. Degraded glass unit: If seals are fine but the glass is ice-cold, the insulating argon has leaked from the glass unit. Cost vs. Return Analysis
For a 60 m² flat with 5 windows and gas heating: seal replacement (5 windows) costs 150–200 PLN and saves 400–800 PLN/year – payback in 2–4 months. Hardware adjustment: 250–350 PLN, saves 200–400 PLN/year – payback in 6–5 years. Full window replacement: 5,000–12,000 PLN, saves 600–1,200 PLN/year – payback in 5–15 years. The conclusion is clear: repairing and sealing existing windows gives the shortest payback period of any home energy improvement.
Cold Windows and Condensation
