Many window and door problems have recognisable symptoms, but the same symptom can have several different causes. This guide will help you recognise the symptoms, understand the causes and decide whether you can handle it yourself or are better off calling a professional.
In many cases the repair concerns a specific part—sash alignment, hardware, a gasket or the glazing unit—without replacing the entire window. The right decision depends on the actual condition of the construction, not on age or one symptom alone.
Why do windows and doors develop problems?
A window combines several systems and components that must work together correctly. With use, their condition and adjustment can change:
- Gaskets – can lose elasticity, deform or become damaged over time. Their condition is one of the things to check when investigating air leakage.
- Perimeter hardware – requires inspection and maintenance as it is used; worn or damaged parts may need adjustment or replacement.
- Sash geometry – affected by building settlement, temperature changes and the weight of the sash itself. Signalled by scraping against the frame or by the sash not closing.
- Glazing unit – over time the spacer bar seal can fail, leading to condensation between the panes.
- Handle mechanism – internal parts wear out from daily use.
How to identify which problem you have

- You feel a draught when the window is closed → check possible sources of air leakage.
- The window won't close or has to be forced → check possible causes of closing problems.

Repair or replace – what to choose?
Repair and full window replacement address different problems. If the fault concerns adjustment, hardware, a gasket, handle or glazing unit, the existing construction can often be retained. Full replacement may be considered when:
- The PVC profile is permanently deformed (mechanical impact, fire or heat distortion).
- The profile is cracked, degraded or damaged in a way that cannot be safely remedied by repair.
- The sash is structurally damaged (e.g. a crack at the welded corner joint).
In most other cases – adjustment, gasket replacement, handle replacement or glazing unit replacement are a far cheaper and faster solution.
What can you try yourself before calling a professional?
Some basic tasks you can safely do yourself – all you need is a basic tool and a bit of care:
- Hinge lubrication – use a product and maintenance method suitable for the specific hardware system.
- Clearing drainage holes – on the bottom edge of the profile (usually covered with a plastic cap). When blocked, water collects and leaks indoors.
- Checking the gasket by feel – gently squeeze the rubber. Elasticity is only one clue; hard, cracked or permanently deformed gaskets require closer assessment.
- Paper test on a closed window – slip a piece of paper between sash and frame and close. Differences in resistance can be a clue, but this test does not diagnose the cause of an air leak.
- Wiping door tracks – remove dust, sand and fine grit. Dirt can increase resistance when the door moves.

- Handle spins without resistance – the handle, spindle and interacting hardware should be diagnosed.

- Condensation between panes – glazing unit replacement (precise dimensions required).
